We are proposing that approximately two-thirds of the site would be provided as publicly accessible open space.

Given that the eastern side of the site nearest the canal is to be left undeveloped, there is an opportunity to provide a substantial area of on-site open space.  This area would include footpath and cycleway routes (potentially connecting to the canal towpath, if possible), as well as an equipped play area for children along with more informal ‘trim trail’ play features.

 

The proposed area of open space also enables us to incorporate sustainable drainage features, in the form of landscaped attenuation basins that would hold surface water in the event of heavy rainfall and release this water into the canal at a controlled, restricted rate. On this basis, there would be no flood risk posed to either the houses on-site or neighbouring properties.

 

Most of the existing trees and hedgerows across the site are proposed to be retained, including all the trees on the western boundary along Station Lane and all the planting in the northern ‘finger’ of the site extending up to Rising Lane.  The existing trees and hedgerows would be supplemented with additional new planting, including new trees, an orchard and a community growing area.
